You may be looking at the low-income apartment options in the screenshot above and have no idea what that list means so we will go into detail on the 5 different types of low-income housing and low income apartment options so you have a good understanding of what that list means. Let’s dive straight into that right now.

  1. HUD Housing

If you are on a low income then HUD apartments are a great option for you. HUD apartments are not only limited to those who are on a low income. They are also a good option for individuals with disabilities and the elderly. These apartments are the U.S. Department of Housing and Urban Development established public housing and they are generally aimed to be a safe place to live in while at the same time being very affordable to any person or family on a low income.

HUD offers housing in the form of rental houses, condominiums and high-rise apartments. So you can see that the options with HUD housing in Denver are plentiful. But with HUD housing you do need to meet some requirements before you are able to move in. To be able to live in HUD housing you either have to have a disability, be elderly or be on a low income. To determine if you qualify or not the housing agency will go by the income limits published by the HUD.

  1. Section 8 Apartments

We will break down Section 8 apartments/housing in a nutshell. Basically as a tenant you will pay about 30% of your monthly income and the landlord or owner of the apartment will pay the remainder of the rent and utility costs. This is an amazing option for people on a low income in Denver, Colorado, or anywhere, and this all falls under the Section 8 housing choice voucher program.

So depending on how much you earn every single month will determine how much you pay in rent if you go for the Section 8 housing option. As you can see, this type of housing is very beneficial to you as the tenant, allowing you to have more money available each month for essentials and food.

Bear in mind that in some situations the tenant might be required to pay up to 40% of their monthly income, but by law the tenant will never have to pay more than 40% of their monthly income in rent.

  1. Public Housing Apartments

Public housing is generally housing in which the property is owned by a government authority which could be central to the location or found locally. So this means that these houses could be owned and managed by the state, a non-profit organization or a combination of the two.

The main aim of public housing apartments is to provide very affordable housing to anybody that is on a low income. These days more and more public housing apartments are being built by the government or non-profit organizations with the aim to provide housing for more and more people that otherwise would not be able to afford housing in their area.

You may be asking the very important question: Are these types of apartments safe for me or my family to live in? That is a very good question and the answer is that public housing apartments are, for the most part, relatively safe as the state or organization that owns these buildings puts all the necessary things in place to make this type of housing as safe as possible. You would not see a rapid influx of these types of apartments if they were not safe for the tenants to live in. Just as with any apartment/home it is up to you to remain safe, such as not coming home late at night and making sure that all your doors remain locked when you are inside.

Another question you might be asking is how much do these types of low- income houses cost? In Denver, Colorado specifically, the rent that you will pay for this type of housing will depend on the property. The rent can range anywhere from $500 to $1000 with the majority of low-income housing being at the lower end of that scale, usually about $500 to $600 per month for a single-bedroom apartment.

As you can see by the above images, the amount of rent that you will pay each month all depends on how many bedrooms you need. In the first image, you can see that for a 1 bedroom in that apartment complex you are looking at about $546 per month and then that increases to $1169 if you need 3 bedrooms in that same apartment complex.

Compared to typical rent for medium-income housing in Denver, this is very affordable.

  1. Non-profit senior and family low-income apartments

This type of housing greatly helps out the senior community. With many seniors in Denver,Colorado and in other parts of the world not being as financially stable when it comes to retirement, this type of housing is an affordable solution for many seniors looking for housing with a relatively low income.

The two most common programs are the Section 202 Supportive Housing for the Elderly Program and Low-Income Housing Tax Credit (LIHTC) program.

What can you expect with this type of housing as a senior on a low income in Denver, Colorado? Generally, seniors should expect one-bedroom apartments with a kitchen and bath, plus assistance features such as ramps and grab bars. Other features include housekeeping, transportation to health care and home-delivered meals. This is a great solution for seniors as the assistance features play a big part in whether you will be able to live comfortably in the home without running into any issue or emergencies.

Just like with the other housing options we have mentioned in this article, living in a non-profit senior and family low-income apartment does mean that you will have to meet some requirements before you are eligible to live in this type of low-income housing.

In order to be eligible for Section 202 supportive housing seniors must be 62 and older with very low household income (50 percent of area median). The average resident age is 79. The average yearly income is $10,018.

  1. Low income tax credit apartments (LIHTC)

The 5th and final form of low-income housing that we will cover in this article that can be found in Denver, Colorado is low-income tax credit apartments. This type of low-income housing plays off the 4th that we just talked about as they are typically designed as housing for the elderly as well.

They are owned and managed by for-profit or non-profit organizations and this tax credit program is overseen by the Internal Revenue Service (IRS).  Like many of the other options that we have discussed here, you will need to meet some requirements before you are able to move in and live in this type of housing.

Each affordable senior community has its own specific eligibility requirements, which are typically dictated by age and income. Usually, an LIHTC community will have a minimum age of 55 to 62. Most LIHTC community residents must have a limited income, usually 60 percent of the area median income, however some can be as low as 30 percent or as high as 80 percent.

What can you expect from this type of home? LIHTC communities usually include one-bedroom or two-bedroom apartments. They usually come unfurnished. The apartments are built specifically for seniors, and many communities include common spaces and community events.

So you will be responsible for buying your own furniture or using the furniture that you already have in your current home if you own that furniture. You can get all your furniture moved over into your new home for a relatively affordable price in Denver so this should not be an issue for you at all.
